Living in Burmarrad
A flat, spread-out area of farmland and housing between Mosta and St Paul’s Bay. Burmarrad is not a village in the traditional sense so much as a valley with houses in it, and the appeal is space and position rather than charm.

Why live in Burmarrad?
Space
Plots here are larger than almost anywhere comparable, and land with a house is a realistic prospect.
Central for the north
Mosta, St Paul’s Bay and the airport road are all straightforward from here.
Open ground
Fields, riding stables and nurseries rather than blocks.
Value
More house for the money than the coast, if you are willing to drive.
The lifestyle
Burmarrad has no centre to speak of, which shapes everything else: there is no square to walk to, no strip of shops, and neighbours can be some distance away. It is a car area entirely. The roads through carry steady traffic between Mosta and the north, and some properties sit close enough to feel it. The valley floods in heavy rain in places, which is worth asking about specifically. What people come for is the space — larger houses, gardens, room for animals — and on that it delivers in a way the harbour towns cannot.
Property in Burmarrad
Weighted towards houses rather than flats: villas, converted farmhouses, and larger detached properties, often with gardens or land. There are apartments, but they are the minority and tend to be in small blocks rather than developments. Standards vary widely — a beautifully converted farmhouse and a tired agricultural building can be a field apart. Pools are more common here than in most areas. Unfurnished lettings are usual for the larger properties.
Who is this area best for?
Families needing space
Gardens, room, and quiet, with schools in Mosta and Naxxar close by.
People with animals
One of the few areas where keeping horses or dogs with space is realistic.
Drivers
Well placed for the north and the centre if the car is how you get about.
Less suited to
Anyone without a car, and anyone who wants neighbours, shops or a village to walk to.
