Living in Marsascala
A seaside town in the south-east built around a long, narrow bay, still recognisably a village at its core and popular with Maltese families rather than expats. Marsascala is quieter, cheaper and further out than the harbour towns.

Why live in Marsascala?
The bay
A long waterfront promenade that residents actually use.
Value near the sea
Coastal living at a fraction of Sliema prices.
Local character
A Maltese seaside town rather than a resort.
Space
Larger flats and maisonettes than the same money buys north.
The lifestyle
Marsascala is a proper town with its own life, busiest on summer weekends when people come down for the day and calm the rest of the time. It is a long way from the business areas — the drive north is significant at peak hours — so it works best for people who work in the south, work from home, or accept the commute. There has been a lot of building in recent years and some streets are more construction site than street. Everyday shopping is fine; nightlife is limited.
Property in Marsascala
Mostly apartments and maisonettes, with houses and townhouses in the older parts. A considerable amount of newer construction, some of it well finished. Sea and bay views are attainable at prices that would be impossible in the harbour towns. Both furnished and unfurnished lets are available, with a higher share of unfurnished than in expat-heavy areas.
Who is this area best for?
Families
Space, sea and a settled local community.
Couples
Good value with a waterfront.
People working in the south
Short commute to the southern employment areas.
Less suited to
Daily commuters to Sliema or St Julian’s, and anyone wanting nightlife.
