Living in Tarxien
A dense residential town in the inner south, best known for its neolithic temples and otherwise almost entirely a place people live. Central, inexpensive and unfashionable.

Why live in Tarxien?
Position
Close to Valletta, the Three Cities and the southern employment areas.
Price
Considerably cheaper than anywhere similarly central.
Amenities
Shops, schools and services all within the town.
Buses
Well served towards Valletta, which makes car-free living more plausible than in the villages.
The lifestyle
Tarxien is built up and busy in the way the inner south is: narrow streets, cars parked on both sides, and neighbours close. There is not much green and there are no views. What there is instead is position — Valletta and the Three Cities are close, the bus service is decent, and prices are low. It is a solidly Maltese town rather than an expat one. Parking is difficult. For anyone working in the south or the capital who wants to spend less on rent than the harbour towns demand, it is a practical choice rather than a romantic one.
Property in Tarxien
Mostly townhouses and maisonettes in the older streets, with apartments in newer blocks. Properties are generally modest; outdoor space, where it exists, is a yard or a roof rather than a garden. Condition varies widely. Prices are among the lower for somewhere this central. Unfurnished lettings are common.
Who is this area best for?
Value-seekers
Central-ish at a fraction of harbour-town rents.
People working in Valletta or the south
Short journeys either way.
Less suited to
Anyone wanting quiet, green or a view, and anyone who needs easy parking.
Look at instead
Paola and Zejtun are similar; Santa Lucija nearby is quieter and greener.
