Why live in Kercem?
Victoria on foot
One of the few Gozitan villages where walking into the town is realistic.
Countryside
The valleys west towards Santa Lucija and the springs are green and walkable.

Residential, with little through traffic.

All of Gozo’s services minutes away without living in the town.
The lifestyle
Kercem works well because of where it sits: Victoria — the shops, the schools, the hospital, the bus terminus — is on the doorstep, while the village itself stays quiet and the countryside starts at its edge. That combination is unusual on Gozo, where most villages are either central or scenic but rarely both. Amenities in the village are basic; there is no need for more. Winter is quiet everywhere on Gozo and here too. It suits families and long-term residents rather than holidaymakers, which shows in the rental stock.
Property in Kercem
Townhouses and maisonettes in the village, farmhouses in the valleys around it, and some newer apartments. Less of the market is aimed at holiday letting than in the coastal villages, so long lets are comparatively easier to find. Outdoor space is common. Prices are reasonable for the convenience.
