St Paul’s Bay changes character with the season. In summer it is busy, and the roads to the beaches with it; in winter it empties noticeably and some businesses reduce hours. That quiet suits some people entirely and leaves others isolated. The commute to the harbour area is long at peak times and public transport is slow. A great deal of the housing is aimed at holiday letting, which means quality varies and long-term availability can shift with the season.

Apartments in large numbers, from basic holiday-standard units to well-finished modern blocks, along with maisonettes and some villas on the outskirts. Sea views are widely available and cheaper than anywhere else on the coast. Furnished lets dominate.
