Madliena is one of the quietest addresses within reach of the centre, and one of the least urban. There are no shops to walk to and no street life; everything involves the car, including a loaf of bread. Roads are narrow and winding in places. It suits people who want a house and grounds and are content that their social life happens elsewhere, and it does not suit anyone who wants to step outside and find a coffee.

A villa market first and foremost — detached and semi-detached houses, often with gardens, pools and garaging. There is a small amount of apartment and penthouse stock, generally at the larger end. Supply is thin and turnover slow, so there are rarely many options at once. Unfurnished long lets are more common than in the expat-heavy coastal towns, reflecting tenants who intend to stay.
