Close without being in it
Paceville is walkable and audible only if you go looking for it.
Better value than the bays
The same size of flat costs less here than a few streets downhill, and the trade is a short walk.
Space
More maisonettes and larger flats than the coastal towns, and a reasonable chance of outdoor space.
The coast road
Quick access north towards Pembroke, Bahar ic-Caghaq and the beaches beyond.
The lifestyle
This is a place people live rather than visit, and it shows: the streets are residential, there is little to do on them, and evenings are quiet. The main road through carries real traffic at peak times and the flats along it are noticeably noisier than those behind. It is a car-first area for anything beyond groceries, though the bus down to St Julian’s and Sliema is frequent. Construction has been steady here as older villas are replaced by blocks, which is worth asking about at a viewing.
Property in St Andrew's
A mix of low apartment blocks, maisonettes and older townhouses, with newer construction appearing steadily. Ground-floor maisonettes with a yard are the category families ask for and the one in shortest supply. Flats tend to be larger for the money than in Sliema or St Julian’s, and parking, while not easy, is possible in a way it is not closer in. Furnished and unfurnished both occur here, which is less common on the coast.

A walk or a short bus to most of the main employers, without living above a bar.

Maisonettes with outdoor space, schools within reach, and quiet streets.

Close enough to go out, far enough to sleep afterwards.

Anyone without a car who wants more than groceries locally, and anyone looking for character — this is functional housing rather than pretty.
