Living in Gzira
A narrow strip between Sliema and Msida, facing Manoel Island and the yacht marina. Gzira has changed a great deal in recent years and is now one of the more practical places to rent close to the centre — cheaper than Sliema, with much of the same access.

Why live in Gzira?
Value near the centre
Generally more affordable than Sliema for a comparable flat, and it is a short walk to Sliema’s shops and seafront.
The waterfront
The stretch along the marina is pleasant, with cafés and views across to Manoel Island.
Access to the university
Close to Msida and the university, which is why a lot of students rent here.
Transport
A main bus corridor runs through it, giving good links in several directions.
The lifestyle
Gzira is a working town rather than a scenic one. The main roads carry a lot of traffic and are noisy; the streets behind them are ordinary residential and much calmer. Redevelopment is visible everywhere, which means new, well-specified blocks alongside tired older ones and a fair amount of construction noise. The Manoel Island side is the most attractive part. Parking is tight. It rewards anyone willing to look past the main road.
Property in Gzira
Mostly apartments, with a strong recent-build component — many blocks are new, with lifts and modern finishes. There is also older, cheaper stock in varying condition. A large share of lettings are aimed at sharers and students, so smaller flats are well represented. Front-line units facing the marina carry a premium and the traffic noise that comes with the main road.

Good value with fast access to Sliema, Ta’ Xbiex and Valletta.
